Q: Why should we list our home for sale with you?
A: Did you know that there are approximately 2900 Realtors in the Fraser Valley alone? You have a wide variety of Realtors and Real Estate companies to choose from. These consist of full service Realtors and limited service Realtors charging various fees. A typical full service realtor will charge a seller 7% of the first 100k and 2.5% of the balance regardless of where the buyer comes from and write a 6 month contract with no exit clause. You might ask yourself why would a Realtor be afraid to give you the opportunity to cancel....ask them. The answer will be that Realtors have real costs associated with getting your home listed and on the market of approximately $350 - $450.
My philosophy is that we would rather strive to earn your business every day. I are confident that we can provide a superior level of service and care at a fair and appropriate fee for work preformed. If I don`t, I don`t derserve your business.

Q: Can I cancel at anytime?
A: Designed to take any risk out of hiring the wrong Realtor. If at anytime you are not COMPLETELY SATISFIED with my services, you can cancel your listing with a simple phone call, no questions asked provided we do not have an offer in play. You can relax knowing that you won't be committed to a long term contract with no way out. You can also rest assured that we'll work hard from day one, knowing you can fire me at anytime.
Q: What if I find a buyer for my home during the listing period?
A: You retain the right to market your home yourself, even while it's listed. Most agents will charge you full commission even if YOU find the buyer for YOUR OWN HOME! That doesn't seem fair to us. If you have a friend, neighbour, co-worker, family member or find a buyer through your own efforts we will reduce our fee to a fair fee for writing the offer and still representing you with ALL the full service benefits and protection of working with a professional Realtor.
Q:Tell me about your marketing plan.
A: My marketing program is highly focused on advanced internet marketing. Why? A 2010 survey by The National Association of REALTORS® found that 89% of buyers used the internet as a tool in their home search (88% also used a Realtor). Buyers who use the internet said the most valuable information websites provided were (in order of importance): high quality photos, detailed property information, virtual tours, real estate agent contact information, interactive maps and neighborhood information.
My Homeseeker websites provides internet shoppers with all that and more! In addition to our website each of our listings is marketed extensively on multiple real estate websites, online classified sites and social media websites. My Homeseeker websites are advertised on Google and receive on average over 250 NEW visitors DAILY, with hundreds of return visitors constantly seaching for properties. The average Realtor`s website receives only 400 visits a YEAR!
Of course I also use some traditional methods of marketing including MLS, property brochures, newsletters (electronic and print), open houses and good old fashioned word of mouth.
Q: How long does it take to get my home on the market?
A: From the time we get together and sign a MLS contract and submit to the Real Estate Board, it usually takes about 2 days to get on the market.
Q: How do you determine the value of our home?
A: Determining the right price to list your home is one of the most difficult yet important decisions you will make in selling your home. It’s a balancing act between pricing it high enough to get the most money possible but not so high as to prevent interest.
My Maximum Price Market Analysis goes well beyond the standard computer printouts many agents offer. It’s designed to inform and educate you on the market activity in your specific neighborhood and price range.

Q: Can I have my own sign as well as yours on the property?
A: No - the only marketing right you give up when you list with me is your own for sale sign. Having another sign, besides my personal Remax sign, could potentially interfere with agent showings. In order to comply with Realtor rules, we can only have one sign on the property.
Q: If I list with you, can I still run an ad in the paper or hold an Open House?
A: Yes. The ONLY marketing right you give up when you list with me is your personal yard sign.
If you find a Buyer who is NOT an agent, and who is NOT working with an agent, you have the option of calling and letting me know. I will represent you in the sale, I will write the contract and handle all the various details to ensure a successful closing. You pay just 1% of the selling price and recieve all the benefits and protection!
Q: Should I pick an "area specialist" to sell my home?
A: There are agents who focus primarily on one geographic area or neighborhood. But buyers come from all over the valley and country, not just from that small neighborhood. So an area specialist usually really means "listing agent" in the area. Many years ago the real estate business was successfully composed of lots of small "boutique" offices - where companies did specialize in a certain area or part of town. But computers, the Internet and cell phones have changed that aspect of the real estate business for ever. Every Realtor brings their own individual unique attributes to the table. The important points in selecting a Realtor are; trust, marketing experience & negotiating skill. Ask yourself this question....Can I work with this Realtor?
